In real life, people are rarely just good or evil; they are a mixture of both. Similarly, a realized villain can have moments, even extended periods, of genuine goodness. How does your villain balance these two contrasting lives? How does their villainy affect their hero persona, and vice versa? This can add a layer of intrigue and suspense to your character.
